How to Stage Your Home for Selling

When it comes to selling your home, first impressions are everything. Staging your home can help create a welcoming and appealing environment for potential buyers. It allows them to visualize themselves living in the space and can ultimately lead to a quicker sale.

Tidy the front yard: Most potential buyers do a drive-by prior to requesting a showing, so your home’s front yard and entry provides its first impression. Ensure it looks its best by keeping a manicured lawn and welcoming front entry by placing a seasonal wreath on the front door and potted flowers for a dose of eye-catching color.

Declutter: The first step in staging your home is to declutter. Buyers want to visualize what they can do with the space. By removing distractions and maximizing usable space, you can show your house at its best.  The kitchen is probably one of the most important rooms, so, even if yours is small or outdated, decluttering can help show it at its best. Keep the countertops clear of small appliances, the refrigerator free of magnets and the pantry/cupboards organized. In the living room, clear out magazines, simplify bookshelves, pare down table decor and throw pillows.  Remove extra furniture or furniture in poor condition to help make the room look larger. Organize and declutter bathroom countertops, linen closets and clear out excess items in the shower. Freshen the space by purchasing a new shower curtain. Declutter storage rooms so they look organized and spacious.

Depersonalize: While you want your home to feel inviting, it’s important to remove personal items such as family photos, religious decor, or anything that may distract homebuyers. This helps create a neutral environment where potential buyers can imagine themselves living in the space.

Decor: Very few people have the same taste, so it’s best to lean toward a neutral, minimalist decor.  You don’t want completely blank surfaces, but less is best when it comes to candles, magazines, artwork, pillows and plants.

Pride of ownership: Make sure your home is clean and tidy before showings. A clean home will create a positive impression and make your home more appealing to potential buyers.
